Agent Fees for HMO’s
What fees should I expect to pay an agent for:
1. Finding a tenant for a HMO/Multi-let 2. Managing a 5/6 bed HMO/Multi-let Any experiences you can share relating to tenant finder and management fees would be greatly appreciated. Mark |

We charge generally 15% of rent for a HMO due to higher regulation and tenant turn around, on a sliding scale the more HMO's/Properties the landlord has with us.
We generally charge, £100 therefore for a new Tenant this is not re-charged if Tenant leaves within the term. Hope this gives you an idea, we are competitive and are "Up north" (Bradford) so if you are "down south" the charges will be almost double. Adam Hosker Follow |

We charge 10% for Joint AST HMOs and 12%+ ish for room by room let HMOs - To be honest the fee will depend on the house. If we have to show a single room multiple times, or suspect that we will, then we'll increase the management cost. The cost of a viewing to management fee is much lower than compared to a full house, hence the comparative increase in fee, however landlord still gets a better return due to the large rent increases from renting property as HMO.

Reiss, it was just a general question.
Lets say we get a lead as an example in leicester, i guess it may be a matter of research on the net, etc to find someone to manage an HMO thanks Al |

In Middlesbrough, I manage several HMO's - all servicing the student market. Fees are 15% for full management - the landlords are not based in the area.
Thankfully fabulous properties, great landlords, and great tenants (so far!) |
