Best place to advertise for tenants?
I did a quick search with the title in the search field, but nothing came up.
Basically wondering where the best place is to advertise for single let tennants ? Thanks Al |

What I meant was. do I have to do this through say the local paper, or can sites such as gumtreee or others be used ?

Gumtree.com can be used to advertise whole dwellings or individual rooms.
You could also use a lettings agent for tenant find only and they would advertise your properties on all the major portals. Alternatively, OpenRent and Upad also advertise a property for let on most of the major portals. If you are looking for DSS/LHA tenants, then you could use DSSMove, the portal that "says YES! to DSS!". Follow |

If you get your property on Zoopla via OpenRent you should have a few en-queries within a few days. The best way to market a property is and will remain a "To Let" sign outside the property, have to vet the tenants a bit more (in my opinion) but... worth it.

Whenever I see a To Let sign these days I feel the agent is struggling to let a property by paper ads or via right move etc . Of course some just use it more as a free marketing tool for their business rather than a means to market the actual property. Very quick to put it up and very slow to take it down. That's right - we handle all enquiries then send you a text and an email every time a tenant is interested in viewing your property. You'll then have their details and availability so are free to contact and meet the ones you like and show them around. Adam |

And hi anyone else on here - not been on for ages!! I would imagine the best place to advertise for tenants varies greatly per area. I have 2 properties and I just helped my parents do up and rent out another one. All of these are in London. One is rented as individual rooms and I have ALWAYS rented them on gumtree. In about 4 years I have NEVER had an empty room even for a day and I have never had an English tenant either, haha, which really doesn't matter to me at all, I love having tenants from awesome places like Brazil, Mexico, China, etc - just as a point of interest. I did try Loot with a crap response, and spare rooms, that also wasn't worth it for me - gumtree for individual rooms in London, totally rocks for me - not sure about other areas though... would imagine it would be fine too... Interestingly the one for my parents, it was a 2 bed so we never intended renting it as rooms as better returns to do it on an AST, I did put it on Gumtree and because we did it up really nice I got about 5% of real tenants and 95% agencies calling me telling us they could get us great rents and had bundles of tenants. I would never have used a letting agency but honestly, I was SO impressed with what all these guys did - I pity being a letting agent in London, really - soooo competitive - (or a tenant, SO many more tenants than there are nice flats!) Before the property was even finished being done up, we had AT LEAST 50 tenants round to view the property, AT LEAST 5 offers - even 6 months rent upfront - and the rent we ended up getting was a lot higher than we had thought, (and we didn't just take the highest offer we picked people my folks liked!) - Amazing, which more than covers the agency fee... the ones round from gumtree in this occasion to rent the whole flat were flaky and looking for a deal - the ones from the agency were working professionals looking for a nice place and prepared to pay for it - we just renewed our tenancy agreement with them for another year. Sorry my experience doesn't cover anything more than London - hope this helps :-) |
