Conveyancing solicitor

Im buying a house in milton keynes can I use a solicitor in Leicester to do the conveyancing or do they have to be MK based?

Hi Reiss,

You can use a solicitor anywhere in the U.K.

Most checks and searches are done by electronic means now, so location of the solicitor is largely irrelevant.

The only advantage is to use one local to you so that you can go in and fill in documents or sign things to speed up the process.

We use and would personally recommend Beaumont Legal, as a mortgage broker we deal with a lot of conveyancers and many offer a horrible service. Beaumont have been great for us and our clients.

To answer your question though: We are in Bradford, They are in Wakefield and our Customers are National. No issues.

One note, a lot of Lenders are cracking down on the Conveyancers you can use. If you are choosing your own Conveyancer it would be a good idea to ask your Broker or the Lender Direct, if that Conveyancer is on their Panel.

Nationwide for example, require conveyancers to complete X mortgages per month (see here). But many others have been tightening their criteria too. So its always best to check !

Hi Reiss

You can indeed use any panel conveyancer (as per the previous other responses). You can save yourself a bit if you use someone in a remote part of England and as Vanessa said, everything is done electronically now. I would tend to stick to conveyancers/solicitors within law firm practices rather than conveyancing businesses - just because you tend to get better quality (and I think I can get away with saying that as an ex-conveyancer!). They tend to be on all panels too.

My advice is choose someone you like and can communicate with easily.

I also invest in Milton Keynes and as people have said yes you can use any conveyancer anywhere

I use my brother in law for all my transactions. Hes based up near Manchester. Owns his own firm. 18 staff.

Distance has never been a problem. He even pays the postage!

Known him 35 years and there is no problem he hasnt come across and hes an investor as well so he sees both sides.

Rates are good and he smooths the whole process through form start to finish

Thanks Jonny for that.Hi Reiss - as the thread indicates, these days its all about being a specialist; the old-fashioned High Street solicitor is struggling to compete in the modern conveyancing market. Lender panel membership and very streamlined, IT driven processes are crucial - without losing the perosnal touch which we achieve by being accessible and by maximixing use of phone and email.Geography is not relevant.
