Do you include White goods for refurb ??

Hi Tribes

Two bedroom refurb done to reasonable spec about 95ms going on market for £140k do purchasers expect white goods included (dish washer etc)

What do you do when you are refurbing about white goods - do you buy them, fit them and include them or leave them out?

If you are a property professional and selling the property, I would expect white goods to be included. Unless of coerce this is a "show house" and you also have tables, chairs and such that will also be going.

If you were living their as your residential property, I would expect none-fited white goods to go with you. Fitted goods, id expect to remain unless you made me aware.

Just me 2c.

Charlie,

For built-in appliances I would expect them to be there and to be functional. I do not want surprises when they are installed so I want to see them already in place.

I do not care about other items. In some ways I prefer none to be there as there will be less to remove if I do not like the items. If the property is a show home and the seller is interested in selling the units rather than packing them up, it is a negotiation point.

When selling I am very clear about what is staying and what is going. Some of the time I will get a request to leave specific items that I was not expecting to leave behind. We negotiate and a deal is done. I keep most of the items out of the price so there is no stamp duty paid or owed for what is a personal item (not real estate). All handled legally and above board WRT stamp duty.
