Introduction part 2
Hi Property Tribe,
Firstly a apology as this will be the second time that i have posted on the new members section. this was due to some technical issues i was experiencing with the forum resulting in my text not being displayed . I have been in contact with Vanessa and Nick and hope this has been resolved. Right a bit about me. I'm a gas engineer from south west London, my goals are to hopefully gain the financial freedom to enable me to spend more time with my family in the future. I'm a complete novice in property investment and do not fully know which avenues to take. I would like to buy property's to renovate, and possibly add and extract value from them as a strategy. I feel this would be a good strategy as most of my friends and family members are in the construction industry. Currently i'm in the process along with my father of purchasing a family members council property as the savings appear to be enormous. We are waiting on the paperwork to process to see if it is even possible. I have taken inspiration from books e.g. "Rich Dad Poor Dad" and "The Richest Man In Babylon". And also a friend of the family, who has provided some inspiration, with whom has taken the Tigrent Training program and has been very supportive with my decision to look at property investment as a income. I know from trawling the internet that there methods are not completely approved of. From being a member of other forums i know it is important to give feed back and advice on the particular subject. As i have stated i'am a novice in this field and do not think i can, as of yet give advice. But i can advice you on domestic gas questions, so please feel free to ask. I hope to be a active member on here and would appreciate any and all advice, positive, negative and constructive. Thanks, Ben. In addition I am able to post messages from my i phone but i cant using my computer it just displays undefined when postingI i am fairly computer illiterate and may be something I'm doing. Hi Paul.
Not the warmest welcome iv had to a forum, but yes you are quite right that flues in voids will soon be deemed AR (At Risk). Resulting in the appliance being turned off. From what I understand the joints on a flue will need to be visabily checked, meaning you will be able to get away with fitting inspection hatches to the specific area. |

Hi Ben,
A warm welcome to Property Tribes and thank you for the introduction. Sorry you had problems posting, but it seems to be sorted now. ![]() You may find my Route Map for the novice investor a good place to start. It really doesn't matter if you have no property experience to share. Any tribe would stagnate without new people, fresh ideas, and fresh perspectives. You may ask a question that someone else was too shy to ask, or that sparks a debate that everyone can learn from. Property is not a competition and it is not one size fits all, so take your time and work out what is right for YOU and your circumstances. Try not to be seduced by promises of get rich quick and/or easy riches. There is another side to property which I call the "wealth creation industry". It is populated by people who claim to have made millions from property and will sell you their secrets. This has very little to do with property to my mind as none of them deal with the realities of being a Landlord and being responsible for tenants. If you want a view on any method, then ask here, and you will get independent input. Also, take time to read some of the Spotlights on Landlords like John Paul, Mary Latham, Stephen Fay, and Jonathan Clarke, as you will find these very helpful & enlightening. Please share with us how you get on, as I personally find these kind of stories very motivating and inspirational. Follow |

Ben,
1. Welcome to PT. Well done on getting your intro posted even if the first attempt did not work. Success in the property market comes from making things work even if the first attempt was a bit bumpy. 2. There are many avenues to try. I tend to suggest people build from what they know and from the network they are a part of. As you and your family have some trade skills, you can approach investing from that angle. 3. If you are in central London, get in touch. I enjoy meeting new investors so look me up. I live near London Bridge and can get around to most any location the Underground serves. 4. Being a property investor means developing a thick skin. People will be a bit blunt in some situations. Other times tenants or other investors come up with some really great stories in an effort to separate you from your cash. 5. While you might not be an expert as an investor, you are very likely to have expertise in other areas that will benefit the community. For those who are more seasoned as investors, just the fact that you will have questions is enough to get a conversation rolling. Enjoy. Get it wrong and we could go to prison. Which is why these gas flues are an absolute priority. This as I don't think many LL are aware of the issue. Welcome Ben! I'm pretty new to Tribes myself, and can assure you that it's a very welcoming place even if you don't have much expertise to offer at the moment.
It sounds like with your gas knowledge and your family's background in construction, you've got a few options that jump out and that others here will help you explore. Half the battle is finding a strategy that suits your skills and your goals and sticking to it.
