    Pouring petrol on the fire of Section 24

    The problem with commercial is that there are far too many retail units in the UK.

    The shopping equation has now changed.

    The UK is shopped out

    There have been 5 retail units in Bishop's Stratford town centre that have been vacant for over 6 years

    Plus every vacant shop seems to become a charity shop!

    We have a charity shop every other charity shop!!!

    Now obviously there is more to commercial than just retail

    If going commercial consider non-retail units such as light industrial units.

    They are always in demand.

    Commercial retail is very risky the way things are currently.

    In my past I worked in Financial Services for over 20 years and quite frankly the only reason I invest in property is to control my assets.

    Whilst I would not discourage ISA and Pension investments I just don't see the overall returns in them that I see in property (prior to S24 that is)

    Looking at the glass half full, S24 may end up being a blessing to those that can afford to stay in this market as it may free up supply at better values thus re-balancing the yield and if they do come to their senses and repeal the rule in the future anyone left will be sitting very pretty indeed.

    I too was an IFA and I invest in property for the same reasons as your self

    I thought I had left the Investment world long ago but now with S24 I have had to form a Company and revisit some of my past skills

    With the New Tax changes I have looked at Pension Planning and ISA investment with fund Managers

    I would have preferred to stay in property and build the business further but I am not doing anything other than looking at Tax and Planning

    As for S24 being changed I am not sure it will change ?? we have all had a good run and the govt want there pound of flesh

    If I see opportunity I will buy but there is so much going on at present Im sticking to ISA and Pension investments in my wife's name and Mine

    we have a long way to go with this and I don't think anyone really knows what's going to happen in the years to come
