Sunshine! What a great day in property to ....

... take some new marketing photographs of your property/properties.

Good photographs are worth their weight in gold.

They tap into "anticipation happiness".

Every property looks better when photographed while the sun is out, both inside & outside.

Great photographs are known to help minimise voids. You only have to take them once and they will serve you in perpetuity.

So go the extra mile and refresh your marketing by using the sun to show your properties at their best. You'll find that it's not very crowed along the extra mile.

Well spotted. You want to present the offer in a good light and exciting images of the property make a big different.

One thing I noticed about the image shared is how the sunlight from outside does not ruin the image. Someone must have understood something about taking an interior photo with light streaming in from the background.

Thanks John.

Sunshine does affect properties, not just in photographs.

Properties for sale and rent look better. More people come out on viewings. There is a "feel good" factor which fuels the market.

I have had so many calls in the last 48 hours from people asking if they can book our holiday lets too! Unfortunately, they were all fully booked, so I could not help.

But the sun is good for business in property!

When marketing to a tenant, a good photograph I agree will no doubt attract customers to the door. I often chose a holiday let for my own holiday based on the quality of the photographs. Too few and I think they must have something to hide. If however they give me 20 sexy photos of what my life will be for that two weeks i can imagine myself already inside relaxing and I will more likely press the `reserve for me` button.

Marketing to an investor however the definition of a `good` photograph can differ to the other extreme
To me a good photograph when investing is a dull and dowdy one. I like to see no sun. I want to see the repo tape around the sink and bath and a 1970`s carpet with a pink floral pattern. If the kitchen doors are hanging off and you can get a glimpse of black mould in the corners then thats even better and I get excited. I hope these type of photos will put others off and the road to purchase it will not be so crowded. If however the house in the photos looks pristine and staged furniture is present with bowls of fruit all around I get worried. Someone then is expecting top whack. Good luck to them but I will walk away.

Hi Jonathan,

My original post was about marketing to tenants ... but, as always, you've flipped it over and given us another angle. Smile

The thing is, most people want to achieve the maximum price for their house, and don't specifically market to investors. So most marketing photos will be of a well presented house.

But I can see that if the property is in a very bad way, the photos probably won't hide the truth from Eagle-Eyed Clarke!! Or they may only show one photo, which will also send out a signal to EEC that there may be a bargain to be had!!.

Picking up Jon's theme...

A friend use to say that when he walked into a property he likes to smell cat pee. He saw it as the smell of money. Others would not be interested in the property and he could buy it on the cheap. He was well trained in how to deal with the smell.

I got my first house for a good price for that reason! The vendors bred show cats and there were about 30 cats (including several litters of kittens) in the house when I was viewing it.
