Hi DJT,
I know that the DPS would want to address your concerns, so I have notified them of your post, and I am sure they will respond tomorrow.
I am a spark and a rule of thumb for pricing work is £400 per room.
E.G. 3 bedrooms, bathroom, kitchen, 2x reception rooms is 7 rooms in total so £2800. But this is a very basic guide with basic fittings. Other factors may affect price.
It was such a privilege to meet Harry Oatten recently.
Harry is 80 years young and has been a landlord for 50 years!
Despite that, he regularly attends events to keep his knowledge up to date.
What a wonderful example to us all!
I am posting this after learning that some friends of mine have been conned after signing up for a product they learned about through a property webinar on FaceBook.
In a world where event hosts & webinar hosts do not feel the need to do due diligence on speakers or offerings, scams and con men thrive.
This means you need to be alert!

There is a calculator online that works out the value of a freehold.
http://www.freeholdcalculator.com/calc.php
The property that I am interested in has a 992 year lease, the ground rents are £1 pa and the value of the property is £60k.
There are 2 flats in the block.
According to the calculator the freehold is worth read more
What does the Lease say about utility charges? Were the flats refurbished by the Freeholder or the Lease holders? Whoever carried out the refurbishments should take responsibility for the repairs and if it is the Freeholder I would expect him to pay to have the system reinstated and to carry some of the cost of the outstanding bills.
The Management company need to investigate further if those refubs were carried out by individual read more
A death certificate would prove that the lady was a widow. Most people are in a distressed state after losing a partner. There must surely be a death certificate?
There are also rules about selling to people in their own homes. How did your mother find this man, and how did he persuade her to sell BMV?
With regards to issues surrounding leasehold flats, an illustrative situation has just been posted >>> here.
9 hours agoI have to agree with JC and Paul. My wife and I have had investments in a diversified portfolio of stocks, shares, bonds, ISAs etc. now for about 7/8 years. Returns have not been too bad but I believe had we purchased (the right) property back then with our money we could have been in a much better position now financially through proper leverage and compounding.
At the time our financial adviser was not keen at all on our plan read more
Ordinarily I would agree with you Vanessa as I am a member of two landlords associations personally. However, in this instance they have done sod all so far as I can tell. They've not even informed their members of the existence of the Class Action!!!
Perhaps they see The GOOD Landlords Campaign as a potential rival? I hope not as that's certainly not the case. As you know we advocate membership of Landlords Associations and read more
This very much depends on the area in which you are letting. Rents in some areas have not risen for the last 5 years and in others only by around 2% in total. Check with RightMove and find out what the current rents are in your area and then work towards reaching those levels over the next two years.
It is very easy to fall behind with long term tenants - God bless them because they save us so much money - and I always review my read more
The ITV "Tonight" programme has contacted me to reach out to landlords who may be able to help find contributors to their new documentary to be broadcast this Summer.
They are are looking for people moving into new homes, who, with the help of their expert and a bit of imagination, can furnish their dream home on a shoestring.

Bespoke Finance apparently had a case to completion last Month with Aldermore, with Absentee Freeholder insurance held by Aviva (Norwich Union).

Hi Mark
Comparing mortgage is now the same as comparing a phone or gas tariff. It's not just about rate but also the fee.As a general rule the higher the fee the lower the rate. The lower the LTV the lower the cost.
When I do quotations for clients I add up all costs up over a 2,3, and 5 year period so you can see the total costs during the period.
As more money flows into the market and there is read more

Hi
I am considering the purchase of a pair of Tyneside flats. My solicitor tells me that she has mortgaged these pairs to TMW 'tens of times', both when they are on one freehold and when they are on separate Tyneside leases. When I called up TMW direct they told me that they wouldn't lend on both flats either way round.
I was wondering if anyone has any experience of this and could shed light on TMW's position.
