    3 Bedroom Apartment rented as HMO ?

    For what it’s worth I think it’s a good idea, and should be explored. There isn’t that much regulation around mini-hmos. Best to check with posters if they have any experience before taking responses at face-value!

    I will assume by mini-hmo you mean an HMO that does not require a (mandatory) licence. The only difference between a licensable HMO and a non-licensable HMO is

    a) a licensable HMO requires a licence

    b) a licensable HMO will have limits on room sizes

    All the other HMO rules and regulations apply.

    Well yes technically. But implied is that it’s unlikely to be 3 storey, which can be the cause of headaches
