    Agent - tenant find - landlord back-up?

    Hi Meze, it is a great idea to do this as it is very difficult to find all you need on your own without someone laying things out in full. However, my concerns are that many landlords don't bother doing what you do, or don't account for the cost of the course and their time when comparing this route verses the cost of using an agent. 

    Some posters on this thread complain about their agent. A useless agent is just that - useless. So ditch them and find a better one. There are a wide range of abilities and cost options out there, and if anyone charges you £450 to repair a tap (as someone else mentions) then it is probably time to drop them.

    On agents adding fees to repair bills, it really is down to the agreement between yourself and the agent. We offer a range of options for landlords, some of which include the cost of our time to organise repairs and some are cheaper and do not. Looking from the other side of the table, there are a number of landlords who pay a basic cost but expect the Rolls Royce service. Check the T&C's and see what you are buying before signing up with any agent, and select the service that best suits your needs.

    I like to show prospective tenants around and let them think that I am not the owner/ landlord. I get a better understanding of the tenants when they say things like “ don’t tell the landlord this but............”

    I always promise to never tell the landlord anything, and I never have!
