ARLA: The health of the private rented sector

    Good advice-

Revisit your property aims. Get yourself among positive forward-thinking like-minded property investors

And if you need to, change your mind!

    I agree

[PS Just about to check with my agents that they have client money protection!!]

    best wishes to All Tribers

Residential property has become too political.

The Political Parties want the votes of the tenants as they form a large percentage of the population and landlords will continue to be the whipping boys.

My reaction at the moment is to buy commercial property in a limited company and use the profits to pay the s.24 tax

Next I plan to put up my rents as they are way behind open market rents.I have too many housing benefit tenants paying 525 when I could be getting 700 - 725.

    Switch btl to holiday let's

Next leave the country as I plan to live in Portugal. I can then sell some btls and pay very low cgt rates. I will then use the money to pay down the debt on my commercial investments.

My exposure to btl and politicians in particular will then seriously be reduced and I might find a bit more peace in  my life

The fact that s 24 was introduced on a retrospective basis is totally disgraceful and it just makes me think that all Politicians are like Alan B'Stard .They can't be trusted any further than you can throw them .

It seems at the moment they are creating laws because they have nothing better to do

It makes more sense to spend time in an activity that is encouraged by the government rather than one that is constantly under attack .

I can see that s 24 could be revered for housing benefit tenants because the Government are going to be in trouble if they don't.

Interested to know how you are going to reside in Portugal when we are leaving the European Union ( Well that's the plan apparently)

I don't think leaving the EU affects a UK citizens ability to become a portugese resident unless you know something I don't.

Everybody needs somewhere to live and social housing is running dry.
