    2-bed BTL room-by-room basis - sanity check

    Sorry for the delay.

    I've checked the mortgage conditions and also contacted the lender and they've confirmed in writing that I can rent up to 4 people but it has to be on a single AST.

    I was looking to rent one of the rooms to a single person, and the other room with ensuite to either a single or couple. Given its proximity to Canary Wharf in London, hoping for professional tenants. When we previously lived in the flat we rented out the other room to a banker but had to boot him out when we had a kid.

    Any main problems with having them under a single AST?

    I have mates who rent on single ASTs with other strangers and they just replace themselves if they leave at different times, then the AST gets updated with the name change along with all the relevant docs provided to the new tenant and protected deposit etc.

    Yes, will definitely check.

    I'll most likely go through OpenRent initially, which offers R2R checks and advice. I also have the links to the gov.uk site saved for when the time comes.
