    A property contact of mine will shortly offer the following property for sale at a strike price of £70,000.

    The property comprises a 2 bedroom duplex flat.

    The lease term on the property is 125 years from 23rd March 1992. Therefore there is approximately 98 years unexpired.

    The property is subject to an assured shorthold tenancy from June 2016. The current rent is £455 pcm (£5460 pa)

    In my friend's opinion, the market rent is £575pcm, therefore it is underlet and there is potential to increase the rent. Assuming that the rent is increased to £6900 pa, the gross yield is 9.9%.

    Attached a photo of the property.  It has an EPC rating of D.
