    Best ways of finding discounted properties?

    Below Market Value we find are deals hidden in plain sight.  Other investors have missed.  The majority of our deals we historically found on Rightmove.  It is then the negotiation we do on that property that can improve the margin of safety (profit) further.  This would be due to the seller being motivated and wanting to do a quick sale.  The property has been listed on the market 10% cheaper than near ceiling comparables  which you can then negotiate a further discount.

    This is down to research also.

    Leafleting, private sales.

    If something ends up on the internet (rightmove, BMV sourcers, ) then no exclusivity and there is competition, so already tough to get it that much BMV.

    its not easy, never been, but I remember when people were saying that you can not buy BMV in London (many years ago when it was tougher), and people still managed to find the way.

    Also, you might wanna wait 6 months, more deals will be coming Wink

    Finding "below market" value properties isn't easy, is in my opinion the single most powerful weapon is local knowledge and network.  You either need to develop that knowledge in your target area and make the right connections, or find someone (e.g. a sourcer) who has this knowledge and build these contacts over many years - their connections with local vendors, agents, landlords etc is the best opportunity to find value.  However there are lots of sharks out there in sourcer world, so choose very carefully.

    Good question! this is a trade secret;

    (1) make some friends who are solicitors who deal with probate.

    (2) Property auctions. Go wait around for lots that just make the guide price. Pounce on these lots.

    (3) Look at the distress properties landlords who are in trouble. go to the British Landlords Association website and you get some free listed properties that are a bargain, quick sale required.

    Please ensure you have read the auction T & C's and your lawyers have checked the legal pack before bidding.
