    Billing of BTL utilities during void periods?

    I do as little as possible to try and avoid getting it put into my name

    When /if an exiting tenant notifies then it automatically goes by default into my name

    If they dont then it gets sorted when the new tenant moves in and adjustments made

    They only contact me if there is a discrepancy

    I then give them the relevant dates of surrender of old AST and the dates of the new AST

    Often they write off the bit inbetween  as its just not worth their while to chase

    If no readings have been taken either end they just work out an expected usage  using an accepted matrix

    If its acceptable I pay it and there is rarely an issue

    This way my time input remains at an absolute minimum.

    Make sure you have all the readings.


    If it's a short void then just leave bills as "the occupier".

    The key thing is to make sure that the new tenants are signed up.  You or your agent should do this; make sure that bills to the landlord cease on the day of the new tenancy.

    Fully managed, so the LA usually deals with this. However, I always check my properties and do my own meter readings as soon as they are empty, and just before moving in, as I find you cannot trust anyone to do anything right. Saves hassle.

    Also, estimated readings are always 3, 5 or 10 times the actual amount of gas or elec used.

    I always carry out a leaving inventory therefore photographic evidence of readings and I then call the utility company letting them know readings and property will be empty until new tenant found. When new tenant found new inventory carried out

    and any difference in readings and standing charges I pay .

    I also email both council tax and water company letting them know property empty and tenants left .

    I then email again to update when new tenant moves in .
