    Build to Rent is the new BTL

    Bathroom on ground floor!!?

    Suggest you reconsider

    Put a lift extension in at initial build with main bathroom on 1st floor.

    Why waste a roof void!?

    Potentially you could achieve a 3 bed 2 bath property

    Building a loft extension at the initial build has to worthy of consideration.

    Ground floor has a WC and washbasin

    on the first floor Bathroom with WC and hand basin and Bath

    I don't know what a lift extension is I haven't heard of that before ???

    Loft!!!

    Have you worked out what extra amount it would cost to build in the loft at initial build?

    Wouldn't it still be worth it?

    A roof space is wasted space.

    Maximise the plot as far up as allowed.

    The pitch of the roofs will not be deep enough to use the loft 

    We did look at lofts but the council were not keen to see dormer windows

    so we left it alone 3bed is perfect

    Sounds an interesting plan DL.

    I am interested to hear the council are not making a % affordable a requirement but maybe this is because you stated they were BTR?

    Have the council stipulated they need to be rented for X years?

    What's to say you couldn't BTR and then quickly change tactics to BTS?
