    Building a house at the back of my garden

    Access over private roads can be very tricky. That is you first main concern . Remember those who purchased  lord of the manor titles and then charged those to use the private road which was the only entrance to their houses. Also if private road the developer is responsible to put down all utilities until it meets the main public area. This can be very expensive.

    Yes, I missed the fact that it's a private road into a close.

    Those residents are gonna love a bunch of new houses moving in on their exclusive little spot.

    Also, if the close is a relatively new development, the Planning dept would have based their grant of permission on that level of housing and traffic movements etc.

    This is one I did where the Planners told me there wasn't a plot - but it didn't have the issues that this one's got.

    A ditch suggests it has a drainage function so that will be a concern in any development at the rear. Also have a look at the Council's policy stance on backland development...some Councils are more supportive than others. Also, have a look at required separation distances...so from the habitable windows of the main dwelling to the new dwelling, and similarly for neighbours. As noted above, the private road may make things tricky as it could serve effectively as a ransom strip, and they may just flat refuse it.
