Can anyone help with a room let contract template?

    Hi,
Associated with my other post about a management contract, does anyone have a usable room let contract that would be used for tenants sharing accommodation in multi-let property? Same reason. I wish to review and discuss with my colleague who has let her property to an intermediary who provides single room lets in her property.

    Thanks, Gerry

I believe you may obtain these from the spareroom website and the easyroommate site
Just in case you can't I do have 4 copies I printed off ages ago when i think there was an offer on for this particular AST you mention
The title of the AST is

    Easyroomate
    Assured Shorthold Tenancy Agreement
For a room in a shared house or flat(Landlord not resident)

Now I'm not great at scanning stuff and sending attached to an email cos I'm a bit of a techno idiot
    I could have a go
I have done it in the past but then I forget as I'm not doing so on a daily basis
However I could easily send off a copy in an envelope to an address you may give me
You could then scan it and send me back an pdf attachment so I can run off copies myself!!
I haven't used the 4 I printed off years ago; I only did so just in case!
I've got some big size envelope stamps that were given to me by my ex pat father so I can send in post
    That I can definitely DO!!
You would have to go through each condition as I note it states about deposits being protected within 14 days
So obviously it was printed some time ago!
Let me know what you want me to do if anything if of any use
Of course anyone else who wants a copy could be sent a link by perhaps you or me!?
I'm not sure what the copyright situation is
I think if you show the easyroommate logo then it can be passed around between private people
    But DON'T quote me!!!
This logo is only on the fist page header
I don't know if this is of any use; but I just noted on the last page on the bottom it states the name

    C TJ Shepperson Solicitors

So I reckon it was Tessa that had some input to devising the AST for easyroommate
So again NOT sure about the copyright issues if any
I can't see that there would be any if we exchanged info privately!!???

    Paul,
Thanks for the link, I found the doc (.pdf file) at:

    https://www.easyroommate.com/images/uk/erm_ast.pdf

    Much appreciated

Had a quick look at the link and yes it seems the same document
But a warning you should go through every condition as I note it still states about 14 days for the deposit protection!
Isn't there also something about Council Tax being the LL responsibility in cases of roomshare in a property
Not sure if this is reflected in the AST agreement!?

    Paul,

I feel a bit like a dumb a**. I just logged onto NLA (first time in months) and there is a room let template on the site. May as well use it since I pay membership. Doh!
