Of course on the bright side, opportunities will arise especially within the prs as s24 and legislation marches ever on, i’ve been round the local agents, expressing interest in blocks of unbrocken flats, reasonable condition ( ie lettable to normal people) but that i want 10% yield, 2 years ago i’d have been laughed out of the office, now they ask what my financial position is. If things keep going as they are i’ll be getting a call or two.

Cash is going to be king, and whilst current returns in the bank are abysmal, if you can buy well in the next 2-3 years , you’ll have done quite nicely overall.

i’m on  the east kent coast, which since i’ve been here has a bit of a roller coaster ride when positive sentiment fades.

You think prices are expensive in your area - house prices to earnings ratio are circa 5 x in the NE vs circa 10 x in the SE.
