    Celebrating women in property

    Happy IWD, just answering your questions...

    Why did you get started in property investment? I've always been interested in property & in particular getting my hands dirty with doing them up. Importantly, I also like to make money so when the property crash came I pounced

    Have you faced any difficulties as a woman in this industry? None at all - I love seeing peoples faces when they realise I'm the one who takes the lead rather than my poor hubby who will give a blank look if asked questions at the builders yard

    Do you see any advantages?  Loads & loads, everyone know me by name at the builders yard, dump and various DIY stores & I get preferential treatment. I can also get away with not knowing stuff & I find trades are pretty loyal to me as I regularly let them know when they've done a brilliant job, whereas if a man jumped with joy at how good the tiles look they'd be thought strange. I think I can also identify with tenants who hate things not being right - my husband would probably forget about these niggles but I know how frustrating that is & sort things pretty promptly. 

    Who's your most inspiring female role model? Not really anyone in particular but someone who is self-made & determined, without trampling on people gets my vote

    It would be a good thing to see the back of gender awards

    Happy IWD everyone Smile  Refreshingly, I've only seen one 'Huh, so when's International Men's Day then?' on Facebook, which makes a change.  (19th November, if anyone's interested).

    Why did you get started in property investment?

    I wanted to buy an extra field for my horses and the executors wouldn't sell the two crofts separately.  The other one had a 3-bed house needing a lot of work on it.  Originally thought we'd flip it, then the North Coast 500 started up and we changed our plans and kept it as a holiday let.

    Have you faced any difficulties as a woman in this industry?

    There's one surveyor for a window company who will never cross the threshold of any property I own again, but other than that I've not had any problems.

    Do you see any advantages?  

    I've found that a big smile and an 'Any chance you could just...' works in a way it probably wouldn't if it was my husband doing it.  Also if my trades let me know what days they're going to be on site, they find homemade cake waiting for them and word has started to spread.  With a very, very small pool of trades in my area and the really good ones more or less unavailable unless you're prepared to wait months, it's a useful edge.  (Or it might just be that everyone knows I pay invoices fast and the cake is just a nice extra!)

    Who's your most inspiring female role model?

    I'm not sure I really have one, to be honest.  I greatly admire Christine Blasey Ford for going ahead and giving her testimony despite knowing she would be pilloried in the press and that her life would never be the same again afterwards.

    I love your tip about cake and paying trades promptly!  Thank you for sharing your story and I would love to more about your holiday let.  Perhaps you could start another thread as a "Case Study" and include some pictures?
