Creative finance is not the same as operating illegally. Like many sectors thinking laterally or being creative can be done completely within the legal lines. Options and other things can be used without shading the truth. If it feels like you have to operate illegally when using creative techniques you have been listening to the wrong people.
Those who operate illegally are folks who are just lazy.
Think about power tools or other devices. Misusing a tool, intentionally or un-intentionally, is not required. Some will mis-use the tools. I call them the wink-wink, nudge-nudge crowd. Their choice but not a requirement.
The community here does tend to focus on the ethical and the legal ways to maximize their returns. We are profit motivated. We may have other reasons to focus on property beyond the economic benefits. Many of us have a desire to encourage operating ethically / morally - self policing or self-regulating rather than depending on rules being imposed by regulators.
I have been investing in property for over 27+ years. There are folks who cut corners. There is no requirement to do so as you can be successful without the short cuts. I am also a big proponent of creative financing. I think of it as a game where it is more fun to win when you follow the rules than when you cheat.

It is both illegal, fraudulent and should be caught one way or other probably at survey. Personally I think, the guys bragging down the pub, had a frontal lobotomy, or he 100% justifies my impression of estate agents.
Shaun, the expletives are usually a sign of a limited vocabulary, whether or not that's true theyre not acceptable here. If you want to positively take part on PT then welcome, if not and you're (bored) already - Close the door on the way out.
