    Claiming tenant damage from the deposit

    The adjudicator will expect to see an inspection report for going in and one for leaving. This should show the condition of the property before renting and after they have left with pictures etc. These are done by independent parties. An inventory drawn up by the landlord should be signed by both parties as acceptance of the condition. Without this you have to show they caused the damage other wise they can just say it was there before. Also remember 6yrs is a long time and an allowance should be made for ware and tear. When filling out the dispute form make sure you follow the the time lines and provide all the evidence. Remember they can dispute your claim. Also make sure you include estimates at least two to show fairness other wise the tenants can dispute your amount of claim.
