    Do you have rent guarantee insurance?

    I never used to have RGI, but last year I got royally stitched by an ex-tenant who thought paying rent was optional (tbh I was too trusting, he did pass referencing but I was uneasy about him from the start but felt sorry for him, etc etc should have known better I can’t solve the UK’s housing crisis)

    Anyway having finally gotten rid of him I did get a RGI through Openrent for £89, I think. The trouble is it’s got so many clauses and exceptions that I wonder if they would pay if things went wrong

    Yes. Did it myself once, but now get the letting agent to sort it out as part of the deal - they normally pay for the first 6 months, and then afterwards I pay for it via the letting agent.  Keeps the stress down and it's not much.

    I am planning on getting it on my first property (just bought and almost ready to let). I looked at a few places but found PT's partner Aln Boswell to be the cheapest. I also spoke to Northwood about their guaranteed rent so that could be another option for you.
