    Down valuation of £45K! Why?

    Not sure that I agree with your last sentence, a low valuation covers their backside.

    Thinking this today, the valuer is in fact the most important person in the property investment business, it does not matter  how good a job you do, you are totally in their hands. One wonders if there is pressure on them from the shambles of Government to control the market?

    I have previously had a little grumble on here about the influx of people selling a "process" one wonders how they get their "no money down" deals to stack up if the valuer is not on board? or, is the that the "process" Get a friendly valuer in your pocket!

    I agree with the thoughts on the valuations,my own experience within a few weeks 2 similar properties 3 bed terrace one marked down 35,000,its not working any more, on purpose.
