    The issue will only be evident in 5 years down the line when everyone knows the properties were over priced and achieving no where near the "claimed achievable yield".

    Very similar thing happened in Southampton. BTL for student is very much dead. Almost every street within university area has several properties for lettings.

    Most landlords I know in those areas are struggling as there is void and no demand for sale.

    I don't think Liverpool will appreciate much until they stop building. I just don't understand why there are building so much as where is the demand! Is it like Leeds many years ago with over supply lol. 

    You have to get in early so for me I bought them three to four years ago. But I don't think they would be good buys now, not with Brexit and hikes in taxes

    When will people learn the guarantee is only as good as the guarantor. That's  part of the reason for the financial crash of 2007, banks were guaranteeing products between  each other and when the penny dropped they were worthless. Guarantees by builders are usually unless  they have put funds away to meet the potential obligations or have it backed up with insurance. Going into recession many will not be able to pay these g'tees for rentals so be prepared.
