    Help! Tenant not paying rent or communicating

    Thanks for the up-date and I am so glad to hear you have got your property back.

    What has happened to you is all part of the rich tapestry (and risk) of landlord life, so take it on the chin, learn from it, grow stronger from it, and move forwards in a state of higher knowledge and wisdom so that you can reduce the risk of this happening again.

    Good luck with all your future endeavours and I hope your wife is feeling less stressed now.  Please let her know I was thinking of her. x

    Although I have my fair share of problems, I came across this post as I’m contemplating a section 21 for first time in  15 years,

    a few things I have learned which might be relevant.

    I suggest reading - Look back over your intial post.

    Identify the errors made if you will be pursuing being landlord in future.

    Imho - believing and assuming your problems would be dealt with a sympathetic ear by a tenant.

    Your priorities are not your tenants priorities.

    Don’t provide detailed information about your financial circumstances. Good or bad.

    Keep emotions in check. To avoid hasty , rash decisions.

    Research and have knowledge prior to taking any action. Don’t assume KNOW.

    We are seen as greedy profit making machines and portrayed as such.

    Leaving the keys under flowerpot is not enough. Cover yourself legally for spurious claims or using law against you.   Belongings left etc. https://www.propertytribes.com/showthrea...bandonment

    Surrender letter and abandonment.

    and put this episode of life behind you.
