    High cash flow properties & strategies

    They certainly make money. I have started out with my first HMO about 15 years ago and I'm not bankrupt.

    These particular houses are large Victorian terraced houses which can be turned back to family houses by removing a stud wall so cant be returned to a desirable family home with little work.

    Theses houses have provided a great income since ownership and doubled in value.

    I see HMOs as a great way of spreading financial risk as there are multiple tenants rather than just one source of rent.

    But there is not a problem buying multiple 3 bed room houses

    If I ever needed to sell, I could just sell off one at a time with vacant possession  ie one tenant

    You on the other hand would either need to end the tenancy of a number of tenants at one time - unless you are selling as a going concern and If a Landlord /Investor is buying they will want a good price from you

    I don't have to sell to an Investor, I can sell to a larger range of puchasers.

    I think you are in a very complicated business and its going to take a lot of time and energy to run HMO and if Council Tax per room comes, it has to effect the HMO Strategy

    I can see why it has been successful in the past, but Im not sure it will have the same run in coming years.

    Already overcome the CT banding per room scenario. In 2015 I saw the potential for this happening and invited the VOA to a HMO I had just converted to all ensuite rooms.

    So Individual banding of CT is not an issue for me as I can either switch to a different tenant demographic who absorbs the additional cost through the benefits system or if it is brought in across the board I will be competing on a level playing field with other HMO landlords.

    thanks High Yield Property but is that on paper or reality . occupancy is usually 60-70%?

    Reality,

    Occupancy rate is is around 97%. 

    I have a number of tenants who have been renting rooms from me since 2015 and even had professional tenants renting a room for almost 3 years
