    Hotspots in and around London?

    Thanks for this - is it worth looking at the crossrail route?

    If you don't mind the occasional stabbing or anti-social behaviour, there's Abbey Wood which is on Crossrail and National Rail, and still cheap. It's a bit like the old Woolwich before Berkeley developments took over there.

    Thanks for the recommendations. There are so many variables and I feel I am going around in circles. When an up and coming place gets on the investors map or a project is announced like the crossrail surely it does not take long for the house prices to rise and reflect this information? and so you cannot take advantage of the situation?

    I am based in Harrow - areas around here don't seem to be up and coming/ BTL hot spots and yields seem low? but would I be wise to just invest around here just because it is closer to home?

    Would love to know people's thoughts on this. Thanks

    As I said you can buy v well in London right now, for your budget you don’t need seek out up and coming areas, you will do better if you buy something in a nice established area which would normally be out of your reach.

    As soon as this Brexit mess is over you won’t be able afford those places again, so move on them now.

    Adribadri, prices could fall a whole lot more over the coming months.

    Trouble is, none of us can predict the top or bottom of the market.

    I suspect we'd be extremely rich if we could!

    Not timing the market. Just noticing when prices suddenly stack up. And they are starting to

    Don't chase the market just because others do. Consider what's right for you, wherever that lands you, and go with that. In my own experience, even though my area was far from being a hotspot, everything stacked up, it was easy to manage and it suited ME - and it still does after 33 years. But we all have our own criteria to fulfil.

    my properties are 20-50 km from me, at some point it was 2000 km and before that 15,000km,
