    How many investment properties is enough?

    Shouldn't it be how much you are making, rather than how many properties you have? A profit of £100 a month on 20 properties is only £2k, but a profit of £500 on each of 4 properties is also £2k. It is understandable to have a small monthly profit if you are going for capital gain, but that varies depending on where in the country you are.

    Agreed. I'd rather have the 4x properties than the 20. There's a lot of vanity in property investing.

    I never understand why people are content earning a couple of hundred quid a month - what's the point? I've been looking at some properties where I could gross £600pcm as a single let. I can make more than that selling online from the comfort of my home with much less red tape!

    Capital growth? Nothing is guaranteed with that any more!

    There is great point Adam

    the old saying is take care of the penny's and the pounds take care of themselves

    and in my experience what stated in 2000 with a £100 has now turned into £350

    If you watch a professional fund manager  they select a spread of investments because they understand risk

    all investors should spread risk different types of property different areas

    I even invest in Garages and parking spaces  the yield is good but the numbers are not high but have 25 garages and parking spaces and believe me its worth doing

    and dont forget some SE investors are living on small yields they will be lucky to make a few hundred pounds after paying S24 ect

    a profit is a profit

    Earning a couple of £hundred a month is ok if the asset only cost you a couple of thousand.

    I think some investors may not be aware that each property they by to get a couple of hundred pounds net has required quite a significant cash input and by the time that couple of hundred pounds has been duplicated up to 10 properties there's quite a level of exposure there.

    I myself have garages too. They're not very exciting unless you have quite a few so that's the closest I come to the northeren LL style. I am looking to offload them when I've had the £input paid back which should in total length be achieved within 9 years.
