    How much to pay for HMO

    I thought that sounded an AWFUL lot when Kevin said that!

    I must say though that the old lifeboat launch building that they turned into a luxury home really was an amazing property and I found the programme very inspiring. I just imagine waking up to that view every morning and feeling such a connection to the sea. Or sitting watching a storm come in. We can dream!

    Phil just seen your reply. When you say you have redeveloped 15 pub sites what have you done with the pub/land, especially to get a 41% yield?

    Bit of an update have now looked round and reviewed plans that have had permission. It is a massive job in that the plans show the removal of 2 staircases to create the 9 rooms all with en suites. I have no doubt about the demand as there are many workers who come to this area to work but not sure if figures work.

    We are doing our due diligence and will go to auction sitting on our hands and not winking!! Think we will start on smaller projects and build up from there

    Mostly Hot Food Retail (A3/A5 consent), Chipshops & Chinese Takeaways with flats above is our favoured combination - Let out on 21Yr leases, lovely. A few have also been converted to large convenience stores, others knocked down for newbuild housing (Build To Let), Hand Car Wash sites and Car sales Pitches - If theres an angle we'll do It.

    Here in the north west, i have seen pubs & snooker halls converted to commercial units lower level and flats up upper level.
    Essentially the guts of the pubs are ripped out along with the front facade at ground floor level.
    The lower ground floor is then divided into 'strips'of small commercial units each with their own glass frontage & roller shutter
    The divide between each unit seems to be breezeblock party walls and the units are drylined & skimmed to be let as a variety of retail units.
    Ie sunbed shops/beauty parlaurs/nail boutique.
    Cafe/snack bar.
    Mini supermarket
    Vintage clothes shop/shabby chic furniture
    Other retail units.

    They seem no let well and the converion time is very quick

    Thats exactly how we do it, though our preference is hot food use as you never see an empty Chippy or Chinese. Its a little more difficult at present though as there arent many tenants around wanting to sink £100k into the fit-out and take on a 21yr lease, but the commercial market is improving slowly. Beautician, hairdressers etc arent so bad as there costs for shop fit are much lower but so is the rent, you get a real premium for hot food operators.

    Re hot food takeaways phil.
    I have seen a few fish and chip shops and pizza/kebab takeaways which were origionally terraced houses years ago and have been established business for as long as i can remember selling at auction or being put up for sale via auction for really low figures ie £30k mark.
    This is not the goodwill but a fully functioning chippy.

    We will buy anything if there's an angle Andrew. Our parents had chip shops, convenience stores and all sorts of shops when we were growing up, several of the chippys were converted terraced houses but the trend now is for bigger shops on busy main roads with plenty of parking that do pizza's and kebabs etc.

    As for buying in the Northwest....you never know!

    I found this thread on searching for how much to pay for HMO.I am doing some research into stockport as a BTL/HMO location.
    I suppose location is a big factor in price estimations.
    Stockport city centre, near to train station but not prime location.
    What is the going rate for gross yield on ex pubs with shop on ground floor and flat on first floor ?
    How is the HMO scene in this locality?
    Would be nice if there are local people on this forum who can educate me Smile
