    I wouldn't touch property right now. At least not directly.

    I just meant if he wants to go investing in property specifically, he could invest in a REITs trust rather than owning it in his own name. Or as an earlier suggestion to invest in a tracker fund that spreads his cash around on the stock market.

    You could always look at buying a tenanted investment property from another landlord? The benefits of doing so are:

    • Earning rental income from day 1.
    • Saving on lettings agents fees.
    • Knowing the tenant history and how they look after the property; and
    • Not having to estimate the rental income as you’ll know what’s already being paid!
