    Yes, 1-2 bedroom properties are the ultimate upsize to/downsize to option. Do you prefer 1 to 2 beds?

    Yes, that is my optimal property and my tenants a professional working couples.

    If you buy well, there should be no reason to have a property that doesn't let. Regardless though, one should always be prepared for voids. I disagree for this reason that this is high-risk. 

    Your preference is 'several 1-2 bed flats'. My preference is minimal 2-3 bed houses. I would rather have 3 houses producing XXX than 6 flats that produce the same amount. Whilst there is value in spreading your risk, there is also a lot to be said in less admin, less tenants to deal with = less stress, etc.

    Just shows everyone is different and there are multiple ways to invest!

    I agree.

    I am comfortable with where my money is, but others will have different ideas which I wouldn’t touch with a barge pole. 

    A bit like choosing a car...or a holiday... or almost anything else for that matter.
