    Is property price stagnation on the way?

    Stagnation can very easily lead to falling property price.

    Both sellers and buyers tend to sit on the fence when the market stagnates and the only activity is when there is a real need to sell - buyers can chose to rent for a period so don’t have the same urgency.  If someone is desperate to sell then they need to reduce the price to a level a buyer can be found, with no other sales or comparables that property becomes the guide for surveyors to use as a value benchmark for future sales and so the cycle starts.

    Maybe Brexit is the reason for the current market but the fall in the number of landlord buyers must impact demand and in turn prices and I cannot see that improving in the short term.

    Yes I believe BTL  assumed the role of bottom rung of property ladder around 20 yrs ago (prices became largely non affordable for FTBs) hence now that we have an 80% drop in new BTL investment the lower end of market is stagnating - and in the low wage inflation environment it will take a while before large numbers of FTBs are able to enter the market to resume their former dominant role.

    Sentiment as always will play a part as many aspiring FTBs will be fearful of losing their hard won deposits in a falling market.

    I agree with Vanessa that stagnation is already here, for the properties currently languishing (for months) on the market. But new properties are still coming on, and those are still imho to high for what they are.

    A combination of stagnation and denial!

    I'm looking at 2016 prices and not willing to pay any more than then. Nothing positive has happened to the market since then, again, imho.

    Stagnation is the state of being still, or not moving. Property prices are falling and will continue to do so.
