    Is the Buy to Let market over regulated?

    I don't think it's necessarily "over" regulated, but I do think it's messy. For example, Selective Licensing is essentially a scheme to ensure landlords meet requirements they're already legally obligated to. So, it would be like creating another regulation to sit on top of Selective Licensing, to ensure we have a license when required. Stupid.

    I also agree with Johnathan Clarke's comments: far few regulators. So what's even the point on stacking on more regulations?

    I think one of the biggest problems is actually lack of education, which results in ignorance. Most tenants and landlords, from my experience, don't even know their rights (so they just complain that they don't have any).
