    "Landlords still lacking awareness of tenancy deposit protection" say TDS

    Tenancy deposit protection is a vital topic for all landlords to understand from a compliance point of view.

    I caught up with Ben Beadle of TDS at the Property Investor Show. Just prior to the interview, Ben had spoken to a landlord who had 34 deposits unprotected!

    Most “Rent Guarantee and Legal Expenses” products carry a condition that a tenant shall not be allowed to occupy the property in question until the first month’s rent and a dilapidations deposit have been taken. The condition normally goes on to say that the landlord (or letting agent) must comply with any statutory regulation relating to such deposits, before allowing occupation.

    Therefore, if you do not protect the deposit, some insurances will be void and will not pay out if a claim is made!
