    Local knowledge is more powerful than any system, and you clearly have good local knowledge for L4.

    Forget all the fancy algorithms which tell you of good yields and capital. You really need to take a walk around to get a handle on the area.  I am from london and bought a couple of properties in liverpool last year in L9 Aintree.  While there i stayed in L4 in a airbnb around anfield and the place was really rundown.  It certainly put me off investing there . It almost felt like there was a cloud over the area. Had i gone off yields only i would have piled in . You really should if you can speak to people on the ground as you will get a far better understanding of the local area.  There are safer areas in Liverpool to invest in in terms of tenant types and actually getting your rent .

    One of my friends is chuffed at the moment as he has just had an offer on one of his properties in L4 off county road. The place has been sat empty for last 4 months through not being able to find a suitable tenant . The last tenant ended up being problematic and theres pretty much no chance of RGI in this area . He is really hoping the deal goes through and someone else has the headache .

    Btw. Aintree decent investment areas. Lived tjere for 16. And there are more like this. Massive opportunities if you know where to look.  Next time your in Liverpool give me a shout WW.
