    Loft room not to spec - can I rent it out?

    Hi Paul we are talking about different thing here.I  live in NW kent  and for about 12years (finishing about 10 years ago) I used to have 12 people working for me. My work was all up London and about 50% of work was loft conversions. In fact we could have 3 running at once. In my opinion, and I believe my customers we were good and they were happy. There is nothing wrong with a small builder who takes on the whole project from design to end decorating. This is exactly what I used to do. I and they live off of recommendation and so always ensured a good job. The companies I was calling awful are the bigger boys, you know the sort, just type loft conversion into Google. They claim to use staff in house, they don't, I have come across them and often had to put things right after a customer had seen them off and come to me. They are simply a sourcing service. They get the job and sub out most of the work and charge a big commission themselves. Their price work or day rate they offer are so low only a bad builder or inexperienced we do work with them. If you get a small guy in to do start to finish, look at his rep, it is the thing he has to protect. However , as with all projects it would be cheaper if you managed individual trades but possibly a headache.

    In regards to me, no I am not touting for work. I have not worked for a customer for 10 years. I have scaled down. I only have 1 maybe 2 labourers working for me now, with me doing all skilled work and I either flip properties or put them in my own rental portfolio.

    If your neighbour also wants one done economies of scale should come into play. There is more or less, no less work involved but they are next door. I will not bother you with why but you should be able to push about 10% off cost. This is exactly the reduction I used to give
