That depends what you mean by "full refurb".
A HUTH full refurb would be full rewire, full replumb, poss. double glazing, bathroom, kitchen, carpets, redecorate, poss. reskim.
If I was doing it it would also be upgrading the fabric to an EPC of about 75, or ideally current building regs. That would require underfloor insulation, proper loft insulation, poss. IWI, and something to manage humidity.. This might not happen if it was for resale, as the market does not recognise efficiency.
There is also stuff like off street parking, bin stores, fencing etc.
I occasionally still get divots offering me properties "newly renovated" to a standard that will require gutting to meet expected 2025 standards, never mind 2030.
But that was under a long-term-tenancy model guaranteed no rent increase for 3 years no fees for anything model, which has just been canned by the the goverrnent's Fees Ban dog's breakfast. I am now re-examining my model.

So I personally never did any of the redevelopment work. I put the team together, worked with the client, the suppliers and ensure the project was delivered on time in budget.
Of course I can share the exact budget tracker. Which shows what the budget was set to and what the actual spend was.

I like the colour of that blue feature wall - don't suppose you remember what paint+colour code/name it was do you?My favourite bargain buy was a Natuzzi lounger leather L-shaped sofa bought off ebay (needing a clean) for £43! Would have cost a couple of grand more than that when it was bought.
I do like looking out for quality products second-hand as they soon become second-hand when they're in a rental.
Just up-dating this with news that we have let this room to the second person who viewed it for the full asking price of £725.00 pcm.I put it as a "featured" ad. on Gumtree and SpareRoom and got the most responses from Gumtree, including the new lodger. Enquiries were thin on the ground at first, which got me a bit worried, but then I had three viewings booked in with several more wanting to view next week.The quantity of enquiries is less than previous years - although the last lodger was with us for five years so I don't have up-to-date knowledge - but the quality of people was good. I had quite a few enquiries from people who only wanted a 3 month let, which was interesting, but I put these on the back-burner hoping for a longer term let, which is what I have now got.
