    My 10 streets - granular on investment patch

    Who'd have thought it, DL using JC's 10 streets method!

    Joking aside, interesting how there's a glut of properties in a region of the country that sales are supposed to be high. It certainly isn't the case in the SE in my locale, although certain properties are going under offer quickly.

    Whoa ...I spluttered in my coffee when I saw the thread title

    My 10 streets strategy was more about learning the ropes. Educating yourself . Testing 10 streets

    Becoming the expert locally in those 10 streets . Then taking those skills and applying them

    Which could be buying  in those 10 streets of course  - but also the strategy  can be transported to elsewhere

    I did stick local though . All within 10 min drive .

    My max in any one street was 5,  4 in another 3 in a couple of others

    When you know a street inside out you can make instant decisions if one comes up

    You can be all over it when it comes on the market as the DD has been largely done

    While others um and ah you go in for the quick  kill

    I knew about a repo before the selling agent even did .

    A tenant across the road phoned me when the notice went up in the window

    Offered asking price and it was all wrapped up before it hit right move and the tenant  moved in as a reward

    DL we have similarities before 2015 but we were  far from identical

    You started with a million in cash and bought 40 units .

    I started with nothing but  released 40K equity from my main ressi and bought 1

    The last time I leveraged was almost 6 years ago to the day

    I did a lot or refurbing, adding value and remortgaging -  I dont think you did ?

    If I had bought in the NE I would have stood still for far too long because of low CG

    You had an advantage because of your cash pile starting kit  . And yields were good

    I had the advantage of good yields + CG

    But our journeys  were rather different me thinks
