    My BTL has become a Pension Machine

    I am funding my Pension with self employed earnings and from my Ltd Co via a Directors pension

    in the past I save deposits and purchased more BTL

    Today I use the same profits to fund pensions as I see no mileage in levered BTL being a High rate tax payer

    I would switch to small hotels etc. That way you still get the relief on tax.If you find the right property it will cash flow well.

    Bill I am a Investor not a Business person and at 59 I am not looking for a Business opportunity

    Build to rent is part of my Personal BTL its an Investment Not a Bussiness

    Its exactly the same I just don't borrow money to do it

    I have all the good parts of BTL with none of the S24 nonsense JC

    I dont see it as  exactly the same 

    I see Build to rent  as being very different to vanilla BTL

    Bill suggested you switched to hotels

    You`ve decided to switch to Build to rent

    You are an investor who also runs a business

    My family for genaations ran shops JC

    I saw first hand how tied they were to there business  7 days a week 10am till 10pm

    I swore I would never live or work like that stuck in an office or a shop

    that was true business life

    I will build houses but once there finished I go back to just being an investor

    its not my life its part of my life and If I don't want to visit the site for a couple of days I wont

    The work can go on without me

    Yes I like freedom as well and self determination

    But you self manage like me so we run our own businesses

    Its far far more than just a simple investment

    You are taking on more work now -  not less . Just not physically stuck  to the shop floor

    Much more active work though than your  passive pensions shares and ISA investments

    What part of your BTL business if any do you delegate can I ask ?

    I give over a third of my Lets to Estate Agents JC

    I enjoy self management so I don't see it as work

    maybe that's the difference when you like something its not work

    99% of run of the mill stuff I arrange on the phone or the Internet

    I only get heverly involved with a referb or a hand over or when Im building

    The Build to Rent Project will take around 5 months and I will be busy but once its over I can hand it over to an agent if I want too

    I love being a Landlord so its not work I my eyes its fun and its great to see a  good property rented to a good tenant

    Seems you got it covered DL

    Mind you this `loving work` thing perplexes me 

    Take the money either gained or saved out of the equation

    Then suddenly it seems more like work and the shine is  taken right off it

    I dont see being a landlord as a vocation even though it feels good yes to help people get a home

    Lottery winners the day before they win 10 mil will maybe say they love their work

    2 months later they clearly don`t because they jack it in

    Money often distorts what we really  think and feel about the  stuff we do on a day to day basis
