    The 'do-gooders' think they're doing people a favour by outlawing these rooms but, as you both so rightly say, they've taken away the choice and affordability which has helped so many people.

    I am in the the process of 3 Story HMO  Application application and I am adjusting a room and I have been told by the council that the 6.51m2 is to be for sleep-able space anywhere in that space  

    Is that right as I have not seen that condition?

    I think you will find that the minimum sleeping room  size is as follows-

    • Not less than 6.51 m2 for one person over 10 years;
    • Not less than 10.22 m2 for two persons over 10 years of age; and
    • Not less than 4.64 m2 for one person aged under 10 years.
