At Kimcoh HMO properties Doncaster we have always took lha now UC in some properties . Just about zero lha tenants go into our managed properties unless a worker goes from worker to lha . The Lhas UC ones go in mine I'm ok with that as we are used to the system and the not so tidy type but it's worked for me in the past...in the last few months that's gone to ZERO we are happily putting workers in all of our rooms in Doncaster the demand still high in the right areas . If Kimcoh not taking lha because of the new UC what's happening to the tenants ....they living on the streets I bet . This is a short sighted government hell bent on destroying the landlord . I never thought I'd say it but there seems a plan to wipe many out so the big boys of the south can scoop up the cheap northern properties . Well Gov that'll be me then as ya not beating me .
the budget will give us a clear indication of what their thinking is after tday I believe we will defo know and will therefore be pushed to act and " crack on " with the plan . In our single let houses ( 69 ) we are doing exactly the same we are getting good paying Romanians Polish Latvians very occasional UK tenants ALL workers our LHAs are moving to UC it's a shock to most of them as they've not been told ...no money and it's always 8 weeks plus ...which is same in the rooms it's criminal not to tell the section of society what's gunna happen they've left it to us I'll never vote agin ....but they won't miss me until they start coming in with their " clients " for us to house " NOPE sorry no cigar "

Do you have a view on whether Brexit will reduce your supply of working tenants not dependent on UC?
Potentially the demand from migrants reduces leaving you with UC tenants as the only game in town.
I accept that your property circumstances may have no issue in attracting working tenants due to the quality of your offer.
But even that offer counts for nought if the demand falters.
Do you have a plan for taking on UC tenants if that is the only way to sustain your business.
I appreciate that in your case this is unlikely, but surely worth planning for!

I predict there will be nothing in the Budget for small mortgaged sole trader LL except perhaps for SDLT increases.
