    Very sorry to hear of your predicament.

    Do make sure that you have a meaningful contract with whoever comes in next to do the work.

    Not wishing to chastise you,  but if you had a legally binding contract with your 1st builder that stated works must comply with B-regs you'd likely be in a stronger position to recover money.

    A good contract will cover many eventualities that can catch out the unawares (and possibly weed out a dodgy builder before you engage them).

    The JCT Homeowner contracts can be a useful starting point - they are much simpler than the other JCT contracts (which have a reputation for being complex). They are a bit simplistic from the builders perspective for payment terms, but they can always be amended to suit. At £27 its a worthwhile purchase.
