    Section 21 etiquette?

    I would not move a tenant out to refurbish for £8k and then rent for an extra £50 a month. Let them be, save your £8k and try to get a further advance or second charge on the property instead.

    If only a light refurb is needed then it can't be too bad in there?

    Have you been slowly increasing rent each year? If not and she's below market value, then that"s your fault not hers.

    You could refurb and then have a nightmare tenant who trashes the place. Better the long-term devil you know when it comes to property!
