    Should I ask my tenant for a Rent Guarantor?

    Is it normal practice to ask for a rent guarantor these days?

    Does it depend on whether the tenant is a student or working?

    It depends on what tenant profile you are targeting and their references.

    If students then it’s normal for parents to act as guarantor.

    If prospective tenants pass referencing then I wouldn’t ask for a guarantor, if tenants fail referencing or have historic adverse credit but I felt they were likely to be good tenants then I would ask for a guarantor.

    A guarantor is not a replacement for proper referencing or trusting your gut instinct.

    Disagree with the above.

    Only ask if they fail referencing or accepting benefits.

    If I was a tenant who passed referencing yet my landlord still asked me for a guarantor, I'd be a bit concerned why.
