    Should I get a "Home Buyers" report?

    Surveyors do  vary in quality and thoroughness

    I`ve had 1 say one thing but my time served jobbing builder  thought differently

    We took a punt and called in a  structural surveyor and they overruled the  lenders surveyor

    The loan was subsequently granted

    It cost an extra £500 but for an extra  100K lending it was  well worth that punt

    In my own personal experience, i had a house i was purchasing and had a standard valuation done, i had viewed the property twice myself and was fairly happy with everything, no real obvious issues ( to my untrained eye).

    The house had existing tenants who were not too happy with the old landlord and nearing exchange of contracts the tenants reported the house to the local council. The council inspector visited the property and whacked a prohibition order on the property with a list as long as your arm for work needing doing. One of the most shocking things was apparently a wall had been removed without building regs and needed to be rebuilt in the middle of the now extended kitchen !

    I had a lucky escape, but feel mad that the "valuation" did not pick up on these important issues from a trained professional.

    I swore then that if ever i bought a new property i would have at least a homebuyers survey done to try and avoid this happening again.

    I also feel that brokers and solicitors should give more advise to buyers in this area, too many people rely on a standard valuation as being a "survey" when it really is nothing like one !
