    Roof Top Develooment  , over the years I’ve developed a number of rooftops into apartments some of which have been called penthouses which is often an exaggeration of what they really are ! 

    In my experience to develop a rooftop into apartments will cost up to 50% more than it would normally.  That’s because you need cranes , scaffolding, temporary roof ,etc the whole logistics of building up high causes all sorts of issues and expense . 

     Even getting a new staircase up to the extra floor can be a challenge especially if you’re working with existing occupied flats below . 

    I recently finished seven flats on the top floor of two blocks I own in Brighton and it was quite a challenging development even for someone with 40 years experience. 

    Just because a building has planning permission to increase and develop on the roof doesn’t always mean it will be financially worthwhile. 

     I know a number of developers who sold blocks with Planning permission for more floors on the roof knowing that the Planning Permission was worthless due to the cost of Developing. 

    Always be cautious and ask why the current owners aren’t doing it themselves!

    This is a great thread Vanessa, and such an interesting way to make more money from your investment.

    I really enjoyed reading the comments and seeing different people’s viewpoints. Was definitely wonderful to hear from John, and his experiences with rooftop developments.
