    yes, I do and I think I'll do just that - thanks for your good advice. I can be too nice for my own good sometimes.

    By the way, is rent normally paid on the move in date or a day before?

    I sometimes give people keys before I have rent

    I`ve just done with one that so they can decorate it up before the big move

    I ate a meal for £60 yesterday in a restaurant before I paid a penny

    I drove a 20K car some time back before I paid a penny

    My roofer put on a roof for 8K before I paid him a penny

    Business is all about making good judgement calls

    Doesn’t sound good. But along with Jonathan I have found offering some good will helps build a relationship but... I never let people pay in arrears. I have however let them pay 1 weeks rent in advance to get them up to pay day and never been let down. But I only take on tenants I really like.

    This rings alarm bells to me. I always take deposit on condition of signing tenancy agreement. I can then issue the prescribed information in a timely manner and know I have recourse from before day 1. 

    What did the credit check show up on the tenant? As someone else suggested seeing the last few payroll statements will also be helpful. Some tenants are on the lookout for green landlords who don’t know the ropes so do beware.,

    No. The first month’s rent and the deposit must be paid and cleared before the keys are handed over. No exceptions.

    There is an argument in law that even if you have a signed contract, until an actual payment has gone through the contract can be viewed as a 'sham contract'.

    I know this from experience, I lost on this point in the High Court.  So beware !!

    Am I alone in not being interested at all in what date the tenant actually moves in but what date the tenant signs the tenancy agreement and must at that precise moment pays 1 months rent up front  and 5 weeks deposit . Nice and simple that . Once that is done they can have the keys there and then and can move in whenever they like after that point .
              If someone is struggling to do that because they don’t have the equivalent of 9 weeks rent sitting around in savings but for whatever reason my referencing suggests they will be good for the rent long term so I want to take a punt on them , then the zero deposit scheme ( the company is a partner of Prop Tribes) may be something worth considering. Under this scheme the equivalent of a weeks rent buys an insurance policy which covers the equivalent of 6 weeks rent in case the Landlord wants to make a claim at the end of the tenancy and it’s regulated by the FCA so it’s different to some of the other nil deposit schemes that were touted a while back.
