    Here is a reminder of our moving-in check list for landlords:

    • Energy Performance Certificate
    • Assured Shorthold Tenancy Agreement
    • Inventory
    • Gas Safety Certificate
    • Electrical Installation Condition Report
    • Receipt for Rent Deposit & First Month’s Rent
    • Tenancy Deposit Protection Certificate and Prescribed Information
    * Contact numbers for emergencies.
    • Copies of all relevant manuals, including but not limited to:
    o thermostat
    o boiler
    o Smoke alarms
    o electric shower
    o Gas hob
    o Oven
    o Fridge freezer
    o Dishwasher
    o Carbon Monoxide detector
    • 2 sets of keys for all doors (including garage, if relevant).
    • Contact Authorisation for:
    o The relevant water supply company(s).
    o The relevant gas supply company(s).
    o The relevant electricity supply company(s).
    o The relevant Council Tax department.
    o The relevant Electoral Role department.
    o The relevant Housing Benefit department, if this becomes necessary.
    o The Television Licensing organisation, if this becomes necessary.
    o The relevant telephone company(s), if this becomes necessary.
    o The relevant internet service provider(s), if this becomes necessary.


    Meter readings should be taken on moving in and added to the inventory as a record.
