    5 ways to make the most of bridging finance



    Recent research shows that the popularity of bridging finance is on the rise.

    Commercial Trust looked at the rise of the bridging loan and its uses in the sector, revealing that bridging lending totalled £3.98 billion in the 12 months to September 30 2018 – equivalent to a 21% increase, according to data from The Association of Short Term Lending (ASTL).

    Bridging is generally used when time is of the essence or standard BTL loans and products are not suitable for the project.

    Bridging loans can be used for the following:

    1.  Buying a property at auction

    2.  Buying a property to refurbish and then selling on or taking out term finance to redeem the bridge.

    3.  Buying un-mortgageable properties that can then be made mortgageable to be sold on or take out term finance to redeem the bridge.

    4.  Buying properties with short leases, getting the lease extension, and then taking out term finance or sell on.

    5.  Buying land.
